Terms & Conditions for Using
All Season's Services

Required Conditions for House Cleaning

Buildings must be heated to at least 65 degrees Fahrenheit for us to conduct services. If you have us turn on the heat at our arrival we are not responsible for damages that may occur from turning the heat on. Hot water also must be turned on for us to clean. If you have us turn on the main water supply on site we are not responsible for any damages that occur from the process of turning the water on. If there is no way to turn on the water or heat upon our arrival, we will consider it a “Lock Out” and clients will be charged a minimum of 50% of your rate to cover wages and expenses for the trip.

Payment



We require all residential clients to put a card on file, and the card will be charged the morning of the cleaning. 

For rental clients, we require a card on file or an invoice to be paid within 24 hours of receipt.

For first time cleans, deep cleans and post construction cleans, a 50% deposit is required when service is scheduled. 

Cancellations & Lockouts

If it is necessary to cancel your appointment, please notify All Seasons Cleaning by phone, (231) 907-9085 or email at office@cleaningludington.com, a minimum of 48 HOURS before the appointment start time. REPLYING TO YOUR AUTOMATED REMINDER DOES NOT COME TO OUR ATTENTION, SO, PLEASE MAKE SURE TO CALL OR TEXT OUR PHONE (231) 907-9085.
If we receive less than 48 hour notice, you will be charged $50. Any cancellations within 24 hours are subject to 100% of the cleaning fee. All lock outs are subject to a minimum 100% service charge. 

Skipped Cleanings



We understand that sometimes you will need to skip a cleaning and that's ok. If you skip a cleaning, the next cleaning will have an additional charge to compensate the time difference. For instance, if you are a weekly clean and you skip, your next cleaning will be charged at the bi-weekly price. If you are a bi-weekly cleaning and you skip a clean, your next clean will be charged at the monthly rate. 

Holiday Hours



All Seasons Cleaning is closed on New Years Day, Easter, Independence Day, Thanksgiving and Christmas. On Christmas Eve and New Years Eve, we are only open for half of the day. 


Appointments & Scheduling

All appointment times are approximate. Please allow a 60-minute window for appointment times. Many variables can affect our arrival times, such as weather and road conditions (especially in the winter), client cancellations, lockouts, appointments taking longer than expected, etc. Leaving a key or door code for us is the most efficient way for you to provide us with access to your property. For hourly appointments we reserve your appointment for the time you book (ex: 9am -12pm)

For rental cleanings, if you do not have a same day turnover, we do not guarantee arrival right at check out, or that the cleaning will be finished by normal check in time. This is only for same day turnovers.

Recurring Appointments

While we aim to send the same team to your property each time, we may send a different team, or one of the two All Seasons staff may be different due to staff illness, vacations, or scheduling conflicts. At times we may also need to reschedule your appointment, though we do everything we can in the event of a staff shortage to minimize disruptions, we do ask for your patience and flexibility. If we cannot send a different team, we will notify you as soon as possible and work with you to reschedule your appointment at your earliest convenience.

Snow & Ice Policy

All Seasons Cleaning will not service properties where the driveway, walkways, or main access points have not been adequately plowed or shoveled and salted. Clients must ensure their property is accessible and safe for entry and exit without the risk of vehicles or staff getting stuck or injured. If staff arrive at a property and deem it unsafe or inaccessible due to snow, the appointment will be canceled, and the client will be notified immediately. The client must ensure the driveway and walkways are cleared to a width and condition that allows safe and unhindered access. Clients may opt to reschedule their appointment without penalty if they notify us at least 24 hours in advance that the property will not be accessible. Any appointments canceled on the day of service due to uncleared snow will incur a cancellation fee of up to 100% of the cleaning fee, as outlined in the client agreement.

Existing Damage



Our teams will not clean in/on any property or items that show signs of existing damage or similar sorts of issues. For instance, if we find a broken lamp while cleaning, we will not dust or wipe down that lamp because we do not want to do any further damage to that item and make anything worse. If you ask us to clean something damaged anyways, we are not responsible for damages that could occur during the cleaning of that item or area.

Residential Prep for a Cleaning

Smaller Items should be picked up off the floor and dressers and counters should be somewhat organized before we arrive to allow the cleaning staff to clean more thoroughly. Also, if for some reason you do not want a room cleaned, please just leave a note or close the door of that particular room. When possible, keep pets in separate areas/rooms from our service or cleaning areas. This way we can clean as efficiently as possible and keep your pets safe away from our cleaning supplies.

Worker Safety



We are committed to staff safety and require our workers to refrain from climbing ladders higher than 30 inches or lift or move objects weighing more than 20 pounds. Our staff CANNOT clean bodily fluids, pet accidents or any other substance or item which may pose a health or safety hazard to our workers. We reserve the right to remove a worker from a job site at any time if his or her safety is of concern.

Non- Solicitation



With using our services, you agree not to hire our personnel outside of All Seasons, or you will be subject to a $2500 training fee.

We guarantee you will be happy with our cleanings and your entire experience with our All Seasons management. We appreciate all feedback and promise 100% satisfaction.

Vacuum On Site



For both residential and rental cleans, our cleaners will use the provided vacuum on site. All Seasons is not responsible if the vacuum does not work or an insufficient vacuum is not supplied. We highly recommend having a Shark Vacuum. 
For vacation rental properties, it is highly suggested to have a vacuum similar to the Shark Apex or Stratos, as they break down easily for getting under beds and doing stairs. This helps to make sure that all floor surfaces are cleaned properly for your renters.

Rental Cleaning Additional Charges

All Seasons Cleaning charges extra for additional services that may be needed to properly turn a rental clean.

Rental Cleaning Requirements


When signing for services with All Seasons Cleaning, we require a deep clean one time per year, usually in the spring. The price is calculated by your square footage and whether it's been sitting vacant or if there was a long term renter. The price will vary from 60 cents per square foot to $1.10 per square foot. A deep clean at this cost is a requirement to use All Seasons Cleaning Service.

For out of town owners, we have the ability to provide all essentials (toilet paper, paper towel, trash bags, etc) for your renters at an additional cost. 

Rental Property Check Out Procedures

We require: 
-Start dishwasher
-Put trash in bins
-Have all towels started in washer.
We will take care of stripping beds and all other cleaning, since we do not want renters to feel they are cleaning.

Lawn Care Requirements


If signing up for Lawn Care Services, you must have the lawn clear of all toys and debris.
We have appointments available on a basis of morning or afternoon. We do not have exact times that our technicians are available.

Post Construction Cleaning


Post Construction Cleaning is calculated by square footage. All Seasons Cleaning charges $1.40 to $1.60 per square foot of post construction cleaning. In this particular type of clean, all surfaces must be dry dusted and vacuumed before being wiped down and completely removing all drywall and construction dust. It is a very tedious process, which is why we charge more for this type of clean.

Carpet & Rug Cleaning 

All Seasons will attempt to improve the appearance of your carpet that has been stained with foreign substances. You acknowledge that the carpet in its stained condition is of lessened value. You understand that there exist variations in carpet fabric and dye composition and that there are instances where stains may not be able to be removed with regular cleaning. All Seasons Cleaning will not be responsible for failing to remove old/permanent stains, or preexisting conditions that cannot be removed using regular carpet cleaning methods. All Seasons Cleaning is not responsible for invisible pre-existing damage, including but not limited to open loose seams, invisible cuts on the carpet, delaminated carpet, or chemical reactions to invisible substances on the floor which may discolor or bleach the carpet, etc. You also understand that it is impossible to test for or predetermine the result of cleaning or stain removal treatment. All Seasons Cleaning prices include deep hot water extraction and normal spot removal. Due to the nature of certain stains, All Seasons Cleaning does not offer stain removal or guarantee total stain removal. All Seasons Cleaning is not responsible for any unforeseen reactions caused by previous treatments. With full knowledge of the above, you authorize All Seasons Cleaning to treat your carpet in an attempt to remove the soiling and spots. You understand there are variables beyond the control of All Seasons Cleaning and understand that All Seasons Cleaning disclaims any liability for damage caused to the carpet as a result of any cleaning or pet urine removal treatment. You agree to hold All Seasons Cleaning harmless for any damage caused to your carpet as a result of any cleaning, pet urine odor, or stain removal procedure. By ordering the service you authorize All Seasons Cleaning technicians to proceed with the prescribed treatment.

Cleaning Continuous Carpet Areas

Our “Per Room” pricing entails cleaning the entire room’s carpeted area. We are unable to perform spot cleaning for several areas within the room. Our carpet cleaning is for “Continuous Areas” only. Should a partial cleaning of a room be required, the square footage of our cleaning begins from the door threshold (nearest to the entrance where we will be bringing in our equipment and hoses) and goes inwards into the room. A straight line, parallel to the door threshold, will be used to determine the limit to the room where we will stop cleaning for the partial room.

Odor





Hot water extraction or dry cleaning methods might activate pet urine odor or pet skin oils odor and cause a skunk smell until the carpet is dry. There is no guarantee implied or expressed that all odor will be removed, and you agree to hold All Seasons Cleaning harmless for any damage caused to your carpet, upholstery, or tile & grout as a result of any cleaning or stain removal procedure.

Coupons and Heavily Soiled Carpets

Our coupon pricing is based on cleaning carpets with a moderate amount of soiling. Carpets that are heavily soiled and require a double cleaning will be charged at our standard (non-coupon) rate. Urine/Feces/Vomit Odor & Stains – If your carpeting, upholstery, or tile & grout is currently damaged due to urine deposits and/or feces and/or vomit, you understand that these deposits can be activated by cleaning, releasing odor and staining material. You acknowledge that the carpet, upholstery, or tile & grout in this condition is of severely lessened value. There is no guarantee implied or expressed that all urine/fecal/vomit odor and or stains will be removed, and you agree to hold All Seasons Cleaning harmless for any damage caused to your carpet, upholstery, or tile & grout as a result of any cleaning or stain removal procedure.

Upholstery Cleaning



Backing, lining, and other materials and processes used in the manufacture of upholstered items may produce adverse results in the surface material when cleaned. You understand there is no way of determining when such results will occur and that the fabric may be previously deteriorated due to such factors as fading, shrinkage, dry-rotting, watermarking, browning, or losing tensile strength. Also, understand that manufacturers will occasionally mark items with a black or another colored mark on the backside of the fabric. You understand that this should not be done and it has the potential to bleed through when cleaned. You agree not to hold All Seasons Cleaning responsible for any of the conditions described.

Tile & Grout

All Seasons Cleaning will not be liable for any invisible preexisting conditions including cracked, loose, or broken tile or grout, hair-line cracks between tile & grout, or hollow pockets under the grout (caused by improper installation) that may result in cracked tile. Also, All Seasons Cleaning will not be held responsible for the removal of pre-existing floor coatings including grout stain or efflorescence residue which may appear after cleaning. Also, preexisting wax coatings and certain heavy soiling (due to the prolonged absence of sealer) which may have bonded to the tile and/or grout cannot be removed using our standard cleaning process. If applicable, an additional double cleaning may be required and will be charged at an additional cost.

Hardwood

All Seasons Cleaning will not be liable for any preexisting condition scratches, loose, wet content, or warping as a result of this cleaning. All Seasons Cleaning will not be held responsible for the removal of pre-existing floor coatings or previously used sealers. Consult with your hardwood manufacturer if All Seasons Cleaning and preservation is ok to use prior to hiring us.

Carpet Repairs

All carpet repairs are a “salvage attempt” and no guarantee is implied or expressed that the repair will be unnoticeable or invisible. You acknowledge that the carpet in its damaged condition is of lessened value. You also understand that it is impossible to test for or predetermine the result of any carpet repair attempt. With full knowledge of the above, you authorize All Seasons Cleaning to treat your carpet in an attempt to repair your damaged carpet. You understand there are variables beyond the control of All Seasons Cleaning and understand that All Seasons Cleaning disclaims any liability for damage caused as a result of the attempt at carpet repair. You agree to hold All Seasons Cleaning harmless for any damage caused to your carpet as a result of any carpet repair procedure. I authorize All Seasons Cleaning technicians to proceed with the prescribed treatment.

As part of the consideration that allseasoncleans.com requires for viewing, using or interacting with this website, you agree to the use of binding arbitration for any claim, dispute, or controversy of any kind (whether in contract, tort or otherwise) arising out of or relating to this website. Arbitration shall be conducted pursuant to the rules of the American Arbitration Association which are in effect on the date a dispute is submitted to the American Arbitration Association. If any provision of this Agreement shall be adjudged by any court of competent jurisdiction to be unenforceable or invalid, that provision shall be limited or eliminated to the minimum extent necessary so that this Agreement will otherwise remain in full force and effect.

(i) Termination.
All Seasons Cleaning or Residential or Rental Clients of All Seasons Cleaning may terminate this Agreement at any time, with or without notice, for any reason.
